Unhealthy competition situations lead to immense price pressure and shockingly low offers. To counter these developments, contract change detection, the establishment of appropriate correspondence, contract change implementation and anti-claim management are indispensable for today’s building projects. Experience has shown that it is quite common for the costs for contract change possibilities to be as high as 3 to 5% of the construction costs. Since the profit margins are generally lower than this value, the submission or avoidance of such additional costs through contract changes is decisive for the success of the construction project and of course also the company.

Together with my partners, I will support your team in detecting and drafting contract changes as well as provide consultation for the avoidance of contract changes. We place particular emphasis on correspondence in order to report or avoid claims in a timely manner. Proof of a hindrance or disrupted construction processes as well as liquidated damages are documented in a timely manner and the appropriate contract changes are prepared.

Timely anti-claim management is of the utmost importance for the client, but also for contractors with their subcontractors. By continuously observing the contractual obligations and compensation provisions, unexpected costs can often be avoided, thus ensuring the success of the project.

Risk management is becoming increasingly important in the construction sector and offer auditing for large-scale projects should be a matter of course, yet only in very rare cases are the resources actually available to do so. Therefore I am happy to perform an offer audit for you. A compact audit report will help you to decide on the correct final price.

These audits not only identify risks, but also focus strongly on realizing opportunities. These audits supplement your offer, providing you on the one hand with a second opinion, and on the other hand reducing the workload for your team.

Keep in mind, an effective risk management system also conducts audits for ongoing construction projects. The sooner imminent risks or potential opportunities are identified, the better you can react and the more money you can save.
Risk benchmarking helps you to identify risk projects and react in time. Parameters such as unbilled services, a divergence between best-, real and worst case and deviations from the project calculations are used for benchmarking. Should any of these parameters be exceeded, a project audit must be conducted immediately and action plan prepared right away.
For long-lasting large-scale projects, it is also advisable to conduct regular risk management audits to ensure it is possible to react in time should there be any deviations.

I am also happy to help contractors prepare bids. I examine risk analyses, construction planning, time-bound overhead costs and pricing in detail and make any necessary adjustments. I am also happy to take on these tasks with my partners and to provide support for the preparation of proposals.
